How we work

A programme you can hold us to

From the first site survey to the day you get the keys, here is exactly what happens and when.

01

Months 1–3

Foundations

We excavate, bore piles down to hard strata and pour the raft in one continuous pour, so the building starts on rock rather than hope.

  • 20 bored piles
  • 900 mm raft
  • Basement retaining walls
02

Months 3–7

Structure

Columns, slabs and the lift core rise on a seven-day floor cycle. Every pour is cube-tested before the next level goes up.

  • 7-day floor cycle
  • M40 concrete
  • Cube tests per pour
03

Months 6–9

Services

Fire sprinklers, water, drainage, ducts and cable trays go in floor by floor and are pressure-tested before any ceiling closes over them.

  • Sprinkler mains
  • Chilled-water risers
  • HVAC ductwork
04

Months 7–10

Envelope

Unitised glass façade panels are craned in and sealed from the ground up. Once the last panel is in, the building is weathertight and finishes can start.

  • Unitised curtain wall
  • Double-glazed low-E
  • Water test per bay
05

Months 11–12

Handover

The crane comes down, the plaza and planting go in, systems are commissioned and you get the keys with as-built drawings and 12 months of defects cover.

  • Commissioning
  • As-built drawings
  • 12-month defects cover

Questions

About timelines and reporting

What happens if the programme slips?

We tell you the same week, with the cause and a recovery plan. Contracts include liquidated damages, so a late handover costs us, not you.

Can I visit the site?

Yes, any time with 24 hours' notice. We also run a monthly site walk with your team.

Who is my point of contact?

One project manager, named in the contract, from survey to handover.

Have drawings, or just a plot? Let's price it.

An estimator replies within two working days with questions, a site visit date or a first budget range.
